Advise please on sorting a problem out

Please can I have some advice, on the following:
I’m new to the hobby, I’ve just set up a new fish tank, 4x2x2, and I bought 20kg of live rock, and 20kg of dry rock.
The seller told me that the live rock was clear of all nasties. and had been seeded for over a year. Which now seems to be a total lie, I’ve spotted at least 8 worms some large and are brown and others like the one in the photo, Bubble algae popping up everywhere, and now some very large nasty looking Aiptasia, as the tank is still seeding, should I strip it down and boil the rock, and sand and start again from fresh, or is that going over the top.
any advise please,

Bristle worms love em or hate em either way they're not a bad thing I keep mine in the tank , good at eating the rubbish leftovers , brown worms not so sure and not familiar with . I wouldn't boil .
