Could use some honest advice!

"Roof over my head" or "reef tank in my living room". Not sure I see the delemma here. As much as I love my tank it's not worth it. You're moving soon, you don't need a hassle or a fight over damages (and you'll own those damages whether you caused them or not so there goes your deposit). Move it to basement or shut it down and start making all the plans for the next one when you have your own space. And by own space I mean what's leftover after wife and baby get theirs.

Most of us don't have time for things but if you truly enjoy it then you'll make time.

I wouldn't test the landlord. Family first. If you really want your reef then set it up in the basement.

If it was me I would set it up in the basement. Fam first always but either get up earlier or go to bed a tad later.

Offer to pay a pet deposit. I don't know the laws in Buffalo, but some areas don't count caged pets as pets.

If I had a landlord and he asked me if I could move my tank into the basement I would give him a blank look and say "no".
