Reef Savvy is in south Florida and they are a top option. There is usually a long lead time but the tanks are excellent.

And by “aquarium builders” I mean just the show tank (with a functional overflow). The rest is to be considered in my “step 2”.

Thanks @Peace River . I will definitely reach out to them. I just measured and I have 48 inches to play with between the bar and the sofa. With a bathroom on the other side of the wall where I can tap in for an RODI water source to automate things. I’ll reach out to them to see what kind of 30x30 show tank with equipment below plus show refugium with reservoir below on the side (within the extra 18 inches) that they can do.
