Fish room build suggestions

Let's say that you have an 11x25 room available to build a hobby room. What are things you MUST have in there?

Here are my thoughts:
1. Floor drain (to outside, not sewer system)
2. Deep sink and water hook up
3. 2 separate electrical circuits
4. QT and observation tanks
5. Frag tank/grow out
6. Water storage for AWC
7. Shelving system for equipment/maintenance items

Display may or may not be in this room.
Room is unfinished in the basement with walkout.

What am I missing?
