I’ve tried ChemiClean and Red Slime remover. Brushing/Blowing and siphoning. 3 days lights out. Removed majority of rock and scrubbed. It’s green slimy and won’t go away.
Please any suggestions before I give up and just tear it down?
4yr running 40B. 3yr running Radion Gen3. 2x WP40 at 50%, Danner Mag5 return. IceCap K2 120 skimmer. Filter sock.
Calc=440, ALK=9, Mag1400. NO3 PO4 undetectable.

Could be Cyano. Undetectable nitrates and phosphates isn’t good... do you have a uv sterilizer?
 
I’m guessing blue green algea which is a form of cyano, but just a guess. Not sure why it would be resistant to chemi clean if it is cyano
