Why do my Zoa's keep dying?

New to the hobby and have started w/ Zoanthids. However they keep dying on me, this is my 3rd frag. What is going on? My parameters are as follows:

Alk: 10.81
Cal: 400
Mg: 1480
Nitrate: 4
Salinity: 1.024

I have redsea salt and do 10% water changes biweekly.

I dip them w/ Coral RX before going in and once I saw this one turning for the worse, gave him another dip. Anything else I can try if it is flat worm?
 
What other corals do you have in the tank besides the dying zoas? Are they happy all happy and open up for the first few days then starte to close then melt?
 
Yes, they are happy for a couple weeks and then slowly start to die off. I also have duncans, GSP, torch, frogspawn, mushroom, and Acans. None are touching each other.
 
How is your algae problem or if you have an algae issue? Something bothers the zoas so they close up. When they close up for a long time, they melt.
At night when every thing is closing up and the lights are off for a while, beam bright light to the zoas to see if you can see anything touching the zoas. However, from the way you describe it looks like the algae is growing around the zoas making them close up....I was hoping to see something but your iphone picture is not helping (borrow a Samsung or HTC :-))
 
Is this photo any better?

I definitely don't have a bubble or green algae problem. I dose 2ml of NoPOx every day to keep nitrates low. I do see a brown film covering my rocks and sand though. Could that be causing it?

I've also tried to spot any spiders on the Zoa's but don't see any at night or day. All other coral seems to be doing fine. Sooo frustrating! Ha
