And then sending that extremely detail punch list to a couple other contractors we know, and asking them to ballpark how much it would cost for them to fix all of those things on someone else's build. And then presenting them with all of this information on Tuesday and telling them if they just want to wash their hands of this house and be out of it by the end of the fiscal year they can deduct that cost and we will pay someone else.
Oh, get petty...We did verify that there was about a 10% increase in drywall cost nationwide over the last year.
And the cost to install a well in our area varies from 3000 to 15000 depending on how deep they end up having to dig it.
This is where the cost of material specifically portion of it comes into play, there was an 8,200 allowance for the installation of the well. But again, the clause in questions specifically states material - Not labor, not procedure... So if we really want to get petty, we absolutely can.

That would increase the likelihood of materials costs to fluctuate which wouldnt be your fault because they took longer than they said.Clause 9B of the contract states that if cost of materials go up over x percentage they can charge us an increased amount.
So a lot of things were material cost went up they were not able to charge us because it wasn't enough of an increase in percentage. However the well was about 3k extra, and the drywall went up significantly. There were a couple other little things here and there. They said we can meet with Bobby on Monday Tuesday or Wednesday to have him show us the invoices, and we responded with actually, we would like for you to email us copies of the relevant invoices instead. (Because we want a paper trail).
We also want to verify that they are in fact only charging material cost, because nowhere in clause 9B does it reference the cost for labor.

lol ... I do work for a custom home builder and we have a contract and said timeline on that contract. We do not charge for cost fluctuations though. If materials go up, he has to swallow that.hehe. lets get the internet involved.
