What is wrong with my brs ro membrane?

I just replaced the membrane about four months ago and it seems to be failing again. My tap water has a tds of 89 and the membrane is putting out 8tds. But just a week ago I was getting just 3tds. I have been changing the sediment filter as soon as it looks dirty or a drop in pressure and I change the carbon block every six months. My unit is the BRS 4 stage plus ro/di system -75gpd. I filter about 40 gallons a month. Please help.

Do you know your rejection rate? @AZDesertRat should be able to help you
 
I think my problem is my hardwater. So I might just have to start getting my water from the lfs again unfortunately.
 
What is your water pressure, water temperature, tap water TDS, RO only TDS before the DI and final RO/DI TDS? Are you using softened water or if not do you know your calcium carbonate hardness? What is your exact measured waste ratio? Do you make treated water in nice long 5-10+ gallon batches or in small batches? Do you keep the RO/DI housings full of water when not in use?
If you know the tap water alkalinity and pH you can get a pretty good idea if you have CO2 problems or not.
 
Water temp. seems such a very small TDS swing, Water temp can cause the membranes to be less or more efficient.

My pressure is 55 psi but it fluctuates between50 and 60psi because of the water company. Temp from the tap is 58F. Tap TDS is 77. RO only TDS is 9 inline TDS meter says 5 TDS but I dont trust it. RO-DI TDS is 0. I;m not using softened water. The carbonate hardness is 3 DKH or 53.7ppm kh. Wast ratio I would say is 1:3 to 1:4 ratio. I normally make about 30 gallons at a time and I do keep water in the housings when not in use. Is that right or wrong and how often should I be using it? Thanks.
 
BRS sells a membrane flush unit to back flush the RO membrane. Have you tried back flushing after a couple uses. If you have high solids from well water it may need to be.
 
Well water is usually pretty good from my experience but also get a water report. Your water company should be able to provide it.
