Also I am obviously going to need a new skimmer. I want one that can handle the load but I don;t have to have a Ferrari either. Ideas?
Go with an MRC you will be glad you did. Made in the U.S and worth every penny. Here is the skimmer I am running now and while my tank is smaller than your new build this skimmer is rated to handle it. I would recommend a larger one.

I used to run a MRC back in the day! Very awesome equipment all around!
 
Still is. That is why I used it for my build. Most of the skimmers these days are from China and way over priced for the quality you are getting. I can service and clean my entire skimmer in a matter of minutes with the quick release collars which makes keeping it running it optimally a breeze.

It's not everyday you get an opportunity like this. Just a thought..
1. A top up line along side your drain line.
2. Air con in the room if possible .
3. A Small mangrove plant in the main tank maybe, good for removing toxins.
4. Place extra large skimmer, pump etc in the basement not under the tank.

I am thinking you should plumb it so that you can exchange that single return pump out for two or three COR pumps. Extra redundancy by not having all your eggs in one basket. When is it coming? Soon. Soon.
